Mareterra Monaco Properties

Mareterra is Monaco's newest district. This six-hectare eco-district sits entirely on reclaimed sea. It brings together prestige residences, villas and public spaces unlike anything else in the Principality. This guide covers the district, its architecture, and the properties found there.

Mareterra, a district built on the sea

The project launched in 2013, driven by Prince Albert II. Construction relied on prefabricated marine structures, shipped to the site by sea. Land reclamation then used roughly 750,000 tonnes of sand.

This process shaped a six-hectare plot, reclaimed entirely from the Mediterranean. Mareterra adds around 3% to Monaco's total land area, now standing at 208 hectares. The district officially opened on 4 December 2024.

Prince Albert II and Princess Charlène inaugurated this new stretch of coastline. Mareterra sits on Monaco's eastern side, between the Grimaldi Forum and Larvotto.

Architecture with an international signature

Mareterra's design brought together architects of genuine global standing. Renzo Piano designed the district's flagship building, named Le Renzo in his honour. Denis Valode, of Valode & Pistre, led the master plan and several residences.

Landscape architect Michel Desvigne designed the green spaces and seafront promenade. Several villas in the district also carry renowned architectural signatures. Foster + Partners, Stefano Boeri Architetti and Tadao Ando all contributed to the project.

This range of signatures gives Mareterra an architectural identity few Monaco districts can match. Rarely does a single project bring together so many internationally recognised names.

The residences of Mareterra

Le Renzo sits on the district's western edge, above the marina and its shopping square. The building runs roughly 126 metres long and rises to 71 metres, across 17 floors. Its silhouette evokes a ship facing the Mediterranean, with a seawater pool set near sea level.

Les Jardins d'Eau forms a second residential ensemble, spread across several buildings of 7 to 11 floors. The district also includes townhouses set within the landscaped park. Around ten villas round out the offering, some built directly on the waterfront.

These residences cover apartments, penthouses and villas, generally starting around 400 m². Deep terraces wrap around every floor, often fitted with an integrated sun-shading system.

A district built around sustainability

Roughly half of Mareterra's surface remains open to the public. A seafront promenade stretching over 500 metres connects the district to the Grimaldi Forum and Larvotto. A wooded park of around one hectare rounds out this layout, designed largely around pedestrian movement.

The district also runs on technical systems geared toward energy efficiency. Around 9,000 m² of solar panels cover the rooftops. A seawater-based heating and cooling system, known as thalassothermy, supports the buildings' climate control.

This approach feeds into the Principality's carbon-neutrality target for 2050. Mareterra represents a new generation of Monaco developments, pairing ultra-high-end living with genuine environmental ambition.

The Mareterra property market

Monaco's scarcity of new land puts Mareterra in a genuinely unusual position. No comparable extension had been built in the Principality for decades. That scarcity shows up directly in the prices recorded across the district.

A five-storey residence within Le Renzo sold for €471 million, a transaction that came to light publicly in 2026. With an announced interior surface of around 2,500 m², excluding terraces and balconies, the sale works out to roughly €188,000 per m². Several outlets have described it as one of the highest residential transactions ever reported.

That sale remains genuinely exceptional and doesn't reflect the district's average price. It does, however, show just how far valuation can stretch at Mareterra, where land scarcity meets architectural prestige.

Mareterra, a district apart in Monaco

Mareterra stands apart from every other district in the Principality. Its new land, international architecture and environmental ambition make it a genuinely singular address on the Riviera. The district keeps drawing global attention, driven by record-setting sales and a distinctly modern urban identity.
